In Northeast Pennsylvania, individual building lots are available in any community, school district or location that you are interested in. Winter 2011⁄2012 asking prices for these lots are half of the price of comparable lots from 2007⁄2008. For example, 1⁄2 acre lots in amenity filled communities are on the market for $10,000 to $18,000 – four years ago those same lots were $20,000 to over $40,000, depending on the location. In addition to that, builders have become more competitive to attract buyers to build for in these lean economic times. Building material costs have risen consistently over the past few years, while our base home contract prices have remained the same.
L and M Custom Homes has taken several steps during the past few years to remain competitive in all of our markets. We have purchased several lots in desirable locations (see below) for extremely low prices. These lots are ready to build and some already have their building permits issued. We are able to keep new homes in inventory on these lots or be in the position to build for you on these lots for less than what you could buy an existing resale home for. In addition to that, we can continue to offer low base home contract prices as we have remained consistent in the number of homes that we have built during this recession. Thus our contractors and suppliers are able to remain in business and guarantee us the highest quality and best pricing available – which we pass on to you!
You may be surprised to find out that L and M may be the only builder that you speak to that has its own in–house framing crew, trim carpentry and cabinet installation crew, deck building crew, punch list crew and warranty department. We also own several pieces of heavy machinery including a backhoe, 4–wheel drive fork lift (to set our own trusses), and dumpsters to manage our trash.
